Job description:

My client is a successful house builder and currently seeking a Design Manager who has strong experience of layout design and planning applications.

Job requirements

  • Good knowledge of planning process and requirements
  • Good knowledge of relevant design standards and building regulation legislation
  • Good knowledge of Affordable Housing standards i.e. DQS, HQI, Lifetime, Secured by Design etc
  • Good knowledge of The Code for Sustainable Homes requirements
  • Excellent working knowledge of AutoCad
  • The ability to produce hand drawn sketches / feasibility layouts for both rural and urban settings
  • The ability to produce layouts, house types and other associated work on AutoCad quickly and accurately
  • Proven track record with in producing high quality housing developments
  • Natural flair and enthusiasm for good quality Architecture
  • The ability to get on with people together with communication skills for dealing with multi-disciplined teams
  • The ability to recognise problems and deal with them in a speedy and efficient manner
  • To be self-motivated and well organised
  • To have the desire to improve their ability and recognise problems

Job responsibilities

  • Provide the land department with feasibility schemes based upon specific briefs on density and dwelling types to facilitate land bids
  • Co-ordinate, manage and prepare layout and associated planning application drawings (usually by CAD)
  • Assist the Planning team to ensure planning permission is obtained to the satisfaction of the Company within appropriate time constraints
  • Liaise with and advise other departments on design matters
  • Co-ordinate design matters and liaise with planning department
  • Provide information as required by the land department to support land bids and presentations
  • Ensure that all planning applications include standard information
  • Liaise with consultants, suppliers and manufacturers as necessary to assist with the preparation of technical support information
  • Liaise with Head of Design and Purchasing Manager to provide external finishes schedule for inclusion in planning submission
  • Provision of colour schedules
  • Liaise with Technical Manager / Technician and provide planning package for technical information production
  • Liaise with other members of the design team to maintain a standard house type planning drawing register for use in planning applications and sale literature
  • Consider cost implications and effectiveness when designing layouts and specifying materials etc
  • Liaise with technical department to ensure standard details are being included within technical package
  • As instructed by Head of Design ensure standard house types are maintained and updated as appropriate
  • Brief and manage both in-house team and, where appropriate, external consultants in the preparation and issue of production information to an agreed programme
  • Liaise with any relevant departments to ensure all planning conditions are cleared
  • Liaise with the technical department regarding the preparation of the technical package
  • Check any production information before issue against other drawings and specifications and briefs
  • Co-ordinate the issuing of relevant drawings to other departments
  • Attend internal and external meetings regarding construction and technical matters and co-ordinating the preparation of the information required as a result
  • Ensure that up to date legislation and requirements are included on the drawings and implemented on site as necessary
  • Chase consultants to ensure availability of information
  • Attend site meetings as and when required
  • General liaison and co-ordination between other parties, both internal and external
  • Respond to site queries and resolve design problems
  • Ensure all drawings are recorded on the drawing register and issued to relevant departments
  • When instructing external consultants, to obtain competitive quotes and monitor accordingly
  • Manage Architectural Assistants as required and the production of the planning package to meet programmes and advise the Head of Design as to the progress thereof on a regular basis
