Job description:

Our client, a specialist New Homes Sales agency who work on behalf of a number of Residential Developers offering a complete solution to house builders looking for sales in every kind of market.

Due to expansion are currently seeking a Sales Manager to be office based in Essex.

Main Purpose of Role:

· Ability to provide a high quality part exchange management service to house building clients in accordance with required procedures

· Ability to proactively manage client accounts and workload working to agreed deadlines

· Manage all disciplines within the team to ensure high levels of customer service is provided and delivered at all times.

· To sell and secure Panel Agents in accordance with individual and company target.

· Ability to provide high levels of service internally as well as to our external clients


Main Duties and Responsibilities:

· To achieve and exceed agreed performance targets. Ensure sales and marketing targets are achieved with minimum service levels maintained and monitored constantly.

· Work proactively in developing and maintaining strong working relationships with our clients.

· Undertake market research, provide comparable evidence and prepare detailed reports for clients in the purchase of all properties. This includes advice and recommended purchase/marketing prices whilst providing a sound and credible evidence base i.e. comparables. Ability to construct deals.

· Ensure all procedures and processes internally are adhered to including the signing off of all point of sale material for new instructions.

· Work to develop and realise new business opportunities from existing client base maximising business levels.

· Managing part exchange stock in accordance with Sales Executive. Conducting weekly meetings in order to understand fully the current status of every property under their control. Suggest what strategies to employ in order to achieve the sale. Understand the current status of every running sale, ensure every effort is being made to achieve an exchange of contracts within 4 weeks or as directed by the house builder.

· Ensure all reports are completed on time, presented in the correct manner with accurate and meaningful content.

· Work outside of normal working hours in order to meet customer’s requirements encouraging future business.

· Attend Sales Meetings/Review meetings with clients
